Why do construction project costs change so much after work begins?

I’ve been reviewing a few building projects recently and noticed a common pattern the initial cost always seems manageable, but once construction starts, the budget gradually increases. Sometimes it’s due to design adjustments, but other times it looks like items were simply underestimated or not fully defined early on.

From what I’ve seen, things like incomplete drawings, unclear material allowances, and missing site details often lead to revisions and change orders. Small gaps at the planning stage seem to expand into real costs during construction.

I’m wondering if having more detailed cost estimating services done before starting could help reduce these surprises by defining quantities and scope more clearly upfront.

For those who’ve been through construction projects, what ended up causing the biggest cost changes after work began? And did better pre-construction estimating actually help keep budgets stable? Would be great to hear real experiences.
